A home loan is securedagainst residential property. The lender funds a portion of the property's value; you repay over many years. Because security exists, interest rates are typically lower than personal loans, but documentation and verification (legal, technical, valuation) are more involved.
Loan amount and LTV
Loan-to-value (LTV) caps how much of the property cost the bank will fund; you contribute the rest as margin. LTV rules can depend on loan slab and regulator guidelines. Final eligibility also depends on repayment capacity (income minus obligations).
Fixed vs floating interest
- Floating rates move with benchmark or lender policy; EMI or tenure may adjust per agreement terms.
- Fixed or hybrid products may lock rate for a period—read reset clauses carefully.
- Understand spread, MCLR/repo-linked wording, and review cycles as described in your loan documents.
Legal and technical diligence
Lenders examine title and approvals (builder projects, NA land, etc.) and may appoint advocates and valuers. Delays often come from incomplete chain of documents or project-level NOCs. For under-construction properties, disbursement may be linked to construction stages.
Co-applicants and insurance
- Co-applicants (often earning spouse or family) can strengthen eligibility; they share liability.
- Property insurance and sometimes loan protection covers are offered—check if mandatory, optional, and what they cost annually.
Balance transfer and top-up
Balance transfer moves your outstanding to another lender for a better effective cost—factor processing fees, insurance, and tenure extension. Top-up loans add funds against the same security if equity and policy allow.
Tax angles (general)
Income-tax rules may allow deductions on principal and interest in prescribed sections for eligible borrowers and property use— limits and conditions change with law. Confirm with a qualified tax advisor; we do not provide tax advice.
Before you sign
- Align EMI with stable cash flows and emergency savings.
- Read prepayment/part-prepayment terms and any lock-in on processing offers.
- Keep copies of title flow, sanction letter, and disbursement schedule.
